We also give you material warranties from the manufacturers.] Back to TopWhy do I need a General Contractor?[A General contractor can do the entire Scope of repairs cheaper than you can which allows him to complete the job for the specified Insurance Award and still make a profit. It is also preferable to the insurance company to deal with one contractor rather than try to mediate between many (they will not even accept calls from individual contractors hired by the customer) which means that YOU must then do all the planning, ordering of materials and scheduling of work / contractors, as well as inspecting the completed jobs You will pay more for everything and you will pay for it at the time of ordering and or completion of work, yet you only have the initial Insurance check and CAN NOT get the final Check until ALL specified work is completed and Certificates of Completion are sent to the Insurance company and processed, 1-6 weeks, sometimes the Mortgage company comes into play also, with inspections before final issuance. If a contractor walks away with your money and does not finish the job-you have to pay another to get the job finished. Believe this; you are much better off with a General Contractor, the industry is set up for this and bucking the system in attempt to "make a few bucks " off the claim will come back to bite you.] Back to TopWhy should I not do a Roof-Over?[A Roof-Over is when the new shingles are placed over the old ones instead of tearing off the old ones down to the roof deck (wood). This practice is allowed by most communities "ONCE" or one layer on top of the original layer, mostly for financial reasons for the homeowner in an emergency situation. The reason why this is not recommended is that for one; the shingle manufacturer will not warranty a roof over, and any trustworthy Roofing Company will not warranty a Roof-Over. The reason for this is that leaks in the top layer(s) are most often not noticed because the water soaks into the decomposing lower layer(s) like a sponge, stays there and rots the wood decking and even the trusses, ridge beams and joists below. Leaks that are noticed inside the home are near impossible to locate and repair, meaning that you will have to get another roof WITH tear off or live with the leak, place tarps on your roof and slop a lot of tar around. Also, hidden wet conditions attract ants and termites and are great conditions for mold and algae. The money you save doing this is small compared to the money it will cost for additional repairs and additional tear off later] P.S. If it is an Insurance Claim, you cannot do a roof over. If you do, and the Insurance Company and or the Mortgage Company finds out; your in a big mess. Back to Top
